During this process we collate relevant personal information in order to provide an equity release quotation and recommendation. A personalised suitability report is then provided explaining the reasons why the plan recommended meets your requirements and includes product specifics.
Following acceptance of our recommendation, your equity release adviser will complete an application form, collecting supporting documentation & identification. This is processed by our dedicated new business team in Cheshire & forwarded onto the equity release company. Status updates are communicated by email and into your personal dashboard at every stage.
Upon receipt of your application, the lender will instruct a local independent surveyor to contact you & arrange a mutually convenient valuation of your property. The surveyor will conduct a market appraisal, advising its current value and condition for security purposes. The outcome of this report will determine how much equity can be released.
Your appointed equity release solicitor will be responsible for liaising with the lenders solicitor, both adhering to the Equity Release Council’s Statement of Principles. They send an initial questionnaire about you & your property to complete. The legal process begins, culminating in receipt of lenders offer and Solicitor’s Certificate signed by solicitor & customer.
Once the lender receives the surveyor’s valuation report, it will be assessed by underwriters & if satisfactory they issue your equity release offer. This confirms the terms & conditions of the mortgage including rate, charges & amount borrowed etc. The original offer is sent to your solicitor, requiring signature in the presence of your solicitor during a face-to-face meeting.
Finally, when the lenders solicitors have completed their final checks of all the legal paperwork, they will set a completion date of which you will be advised. The funds released are sent to your solicitor initially with any charges deducted. Dependent upon your preferences, the net amount will then be forwarded to your nominated bank account or posted via cheque.
